The Sr. Director, Global Real Estate is responsible for the strategic planning, acquisition, development, management, and disposition of real estate assets to support IDT’s business objectives. This position requires a solid understanding of the products we provide to the market and the manufacturing capabilities to optimize our real estate footprint accordingly. This role requires a strategic thinker with strong leadership and collaborations skills to drive initiatives that align with the company’s growth and operational strategies.

This position reports to the VP – Operations, Global Sites and is part of the Facilities/Production Equipment team located in Boulder, CO OR Raleigh, NC, OR Coralville, IA and will be an on-site role.

In this role, you will have the opportunity to:

+ Develop and implement a comprehensive real estate strategy that supports IDT’s long-term business goals and objectives. Establishes priorities and strategies for Facilities Planning, Design, Construction and Maintenance.

+ Collaborate with cross-functional teams to understand product offerings and manufacturing operations, aligning real estate strategies with business needs.

+ Identify and evaluate potential properties for acquisition and development. Manage the due diligence process, negotiations, and transactions.

+ Manage relationships with external vendors, contractors, and service providers to ensure high-quality service delivery and cost-effectiveness.

+ Develop and manage the real estate budget, ensuring alignment with the company’s financial goals. Leads capital improvement projects (CapEx) and execution of annual functional budget (OpEx).

+ Ensure compliance with all relevant local, state, and federal regulations related to real estate and facilities management.

+ Lead and develop a high-performing real estate team, providing guidance, mentorship, and support to achieve departmental goals.

The essential requirements of the job include:

+ Bachelor’s degree in Engineering, Finance, Business Administration or a related field.

+ Minimum of 10 years of experience in operations, with a proven track record of success in strategic planning, property acquisition, and real estate portfolio management.

+ Excellent negotiation, communication, and interpersonal skills.

+ Proven ability to lead and develop a team.

+ Solid understanding of financial management and budgeting.

+ Ability to analyze complex data and provide actionable insights.

+ Proven problem-solving skills and the ability to make sound decisions.

Travel, Motor Vehicle Record & Physical/Environment Requirements:

+ Ability to travel 25-50% Domestically and Internationally

It would be a plus if you also possess previous experience in:

+ MBA or Advanced degree preferred.

The annual salary range for this role is 220,000 – 240,000. This is the range that we in good faith believe is the range of possible compensation for this role at the time of this posting. This range may be modified in the future.

This job is also eligible for bonus/incentive pay.
